RISK TAKEN WHEN ACCEPTING A RECEIPT FOR DEED OF ASSIGNMENT

A receipt of payment should never substitute for a deed of assignment or as the only receipt you collect after purchasing a land. A receipt of payment is not considered as document for transfer of ownership of land unless it is presented with other relevant documents that has been stated previously on this blog.

lots of Nigerians have fallen victim to this scam. Please ignore or stop any business transaction with anyone trying to convince you that a receipt is sufficient for a document when purchasing a land.  They are fraudsters.

A receipt of payment is important to show that the agreed consideration has been made for a purchased land but it is not as important as making you the legal owner of such land. When you present a receipt as the only document for proving your ownership to a land, in the eyes of the law, your ownership is null and void. Which means that anyone that has acquired the right instrument for the purchase of such land will acquire legal possession of such land regardless of the amount of money you have paid. Be very careful and always involve a good property lawyer before acquiring a land.
